Here at Strakers we boast a highly experienced team of Property Managers to look after your investment properties. Working for the Landlord, and with a legal Duty of Care to the Tenant, it is an extremely diverse role requiring superb communication between all parties, showing immense dedication. We are also blessed with a range of excellent contractors whom we have been working with for a number of years – they are talented in their specific fields, trustworthy, will prioritise works for Strakers, and provide value for money. A day in the life of a Property Manager is an interesting scenario, with an unlimited possibility of tasks, some deemed emergencies, others quite bizarre, but all taken very seriously, and dealt with respect, confidentiality and professionalism. Each Property Manager has a designated area they cover, and they have superb back-up support from each other, an administration team, and accounts, all under one roof, providing ultimate consistency. Strakers also work in conjunction with a Lettings Specialist Solicitor for any guidance or action, as required.
On Managed properties, this is what your Property Manager will do for you:
- Dedicated Property Manager to your property
- Conduct any changes to Utility or Council Tax accounts, with meter readings
- Perform Routine Visits at the third month of tenancy, then every six months thereafter
- Issue a detailed report of the Routine Visit to the landlord, with recommendations of works
- Receive calls or e-mails of all reported issues at the property
- Obtain quotes and gain instruction for works, in writing, from the Landlord
- Use Strakers contractors, or Landlord’s preferred contractors upon request
- In the case of an emergency, if the Landlord is not contactable, Strakers will instruct a contractor to carry out work to make safe, for damage limitation
- Liaise between Tenant, Landlord, and Contractor for access to the property
- Work with any insurers to assess the property for any claim
- Pay contractor invoices from rental income
- If required, take money in advance from the Landlord for works to be carried out
- Issue a monthly statement of account
- Perform a detailed Check Out at the end of tenancy, against the original Inventory & Schedule of Condition
- Prepare a detailed written and photographic Check Out report for the Landlord
- Negotiate between Landlord and Tenant on any dilapidations, instruct any remedial works to be carried out, and release the agreed amount of Tenant’s deposit accordingly
- If required, prepare a case for Tenancy Deposit Scheme adjudication, with written and photographic evidence
- Deal with ad hoc day to day property related queries
- Safely hold a set of management keys to the property, signing in and out with tradesmen
- Your Property Manager will keep you compliant, checking Carbon Monoxide and Smoke Detectors, validity of Energy Performance certificates, and monitor checks of Gas Safety and Electrical safety in a timely manner
- Incoming rental payments will be closely monitored, late payments chased with regularity, any required payment plans prepared, and any Rent Guarantee or Legal Expenses insurance cover actioned
- Take responsible action to keep the Landlord fully informed of all property related issues, prioritising the importance of taking the greatest care of your home
- All property details, reports, works and accounts kept safely on file, subject to GDPR
